We are frequently asked ‘What is TurboTenant?’, and we’re happy to answer that question! TurboTenant is an easy and free software for landlords and property managers to market their rental properties, receive online rental applications, screen tenants, and more.
Is TurboTenant a property listing website? Can I search all available rentals on TurboTenant?
No, we do not provide a general property or listing search on our website. If you are looking for a place to rent, all of our available properties for rent can be found on various third-party listing sites such as Rent.com or Apartments.com. If you are interested in a specific TurboTenant property and a Landlord has directed you to us, you can visit our listing search page.
Why should I use TurboTenant?
Well, that’s easy! TurboTenant helps with the entire rental process, starting when you have a vacancy. We provide free tools to market your rental property, allow you to receive online rental applications, easily screen tenants, and get their credit report and criminal background (backed by TransUnion – a major credit bureau) and more – all at no cost to the landlord or property manager. The TurboTenant headquarters resides in sunny Old Town Fort Collins, Colorado. Fun fact: We are on the same street Main Street Disneyland was modeled after. We also have some team members who work remotely, most in Colorado.

Is it just a free trial? Does it cost anything to sign up or cancel?
This is one of our top most frequently asked questions. TurboTenant’s main suite of features is free, including rental marketing to dozens of sites, pre-screening questionnaires, online rental applications, tenant screening (which will be paid by the tenant in their application fee), and lead management. Additional features like state-specific leases and document e-signing are optional and may incur a small fee. For more details, see our pricing here.
What are the different options available for the tenant screening reports?
There are two options available, TurboReport which is $35 and includes a credit and criminal background check. The second option is the TurboReport PRO which is $45 and includes an eviction report in addition to the credit and criminal background check. The most common practice is for the landlord to pass that cost on to the applicant, but landlords can opt to pay this themselves.
How does TurboTenant make money? Is there some sort of catch?
A frequently asked question we hear a lot: ‘Is there some sort of catch?’ There’s no catch! TurboTenant makes money by collecting and keeping the rental application fee. Most landlords don’t make any money off of application fees (renters have to pay for the credit and criminal reports), but since we buy them in bulk, at a cheaper rate than the average landlord, we can make a little bit off each application.
When does the tenant pay the rental application fee?
Renters pay when they apply to the property – this allows you to receive all their information without having to coordinate payment at a later time. There is no additional fee to see their screening report, and there is no fee to send the invitations or communicate with prospective renters.

TurboTenant allows you to customize your rental application by adding up to four additional questions. You can add your questions in the Settings section of your account, and they will appear on the third page of the application in the Additional Questions section.
