Converting my airbnb to a long-term rental?

I’m done with STRs. Too much turnover and my market turned out to be a difficult area to profit off of vacation rentals enough to justify the extra work involved. Tips for transiting into a LTR? Looking forward to more steady income but not really sure where to start.
