We have a noise clause in our leases. It allows us to impose fees if there are ever noise complaints from other tenants or to the police that occur twice or more. We define quiet hours, and types of noise that includes raising their voices, singing, etc. Usually, once there is a complaint and a fine (or threat of a fine), then the noise subsides.
